Pre-leased real estate assets on our desk carry rental yields of 7% to 8% per annum. Total returns run between 13% and 15% over a 5 to 7 year holding period, subject to the asset and the transaction structure. Tenants on these assets are stable licensees with a proven payment record in established locations, and we plan the exit route with the client before the money goes in.
Our relationships with banks and financial institutions surface pre-leased stock early and support financing through lease rental discounting and loan against property.
We advise clients on structures involving AIFs and private equity and debt funds active in real estate. These target an IRR of 17% to 20% per annum over 4 to 5 years, with 2X asset security and an escrow mechanism, subject to the terms of each transaction.
For risk-averse investors chasing capital upside, we source under-construction commercial opportunities with developers who hold a credible execution and delivery record. These investments are located in prime commercial micro-markets with good connectivity and strong demand from large corporates and international clients for immediate leasing after completion.
Jigar Suchde promotes JAS Advisors. He brings deep experience across real estate and hospitality, and holds a master's in accounting from Macquarie University, Sydney.
Before founding JAS, Jigar worked with an international property consultant, where he covered pre-leased properties, commercial sales, leasing, and capital markets. He set up India's first pre-leased fund for a large corporate house, opening an alternate investment route for its investors.
Across 18 years at JAS Advisors, Jigar has worked with large corporates, fund houses placing large-ticket investments, and high-net-worth individuals. That approach has earned repeat mandates and client referrals year after year.
